Long rate hikes from HSBC; Top up loans to get around LVR restrictions

Today we have increases to long term rates from HSBC. It has hiked rates for terms of two years or more by between 10 and 30 basis points.
Also as a follow up to yesterday's speech from Reserve Bank deputy governor Grant Spencer, there is a suggestion that top-up loans will be a way around LVR restrictions. More here
