New city emerges in East Tamaki
Small live-in commercial units are all the rage in East Tamaki where land prices have soared following rapid development in the Botany Downs and Ti Rakau Drive areas.

"Ten years ago there wasn't such a thing as a studio office-apartment but that's been the trend in the last four or five years," says John Bolton, in charge of industrial sales and leasing for Bayleys on Ti Rakau Drive."In fact, 10 years ago there was a paddock across the road and Ti Rakau Drive only had a few small warehouse/manufacturing units on it. Now it is filled with intensive industrial and commercial developments."
Bolton says most of the remaining undeveloped land is held by developers but it is still a bit cheaper than in Albany, Auckland's other burgeoning light industrial and commercial centre. "However, East Tamaki also has the advantage of being closer and more accessible to the airport than Albany."
